1. Definitions
- Owner/Lessor: the owner or manager of the villa.
- Guest/Lessee: the person who, on behalf of themselves and fellow travelers, enters into the rental agreement.
- Villa: the rented holiday accommodation, including swimming pool, garden, and all facilities.
These general terms and conditions also include the established house rules, which outline how to use the villa and provide rules regarding payment and cancellation.
2. Reservation and Payment
- A reservation is considered confirmed only upon receipt of a deposit equal to 25% of the total rental amount, as specified in the booking confirmation.
- The full rental amount must be paid no later than 30 days prior to arrival.
- A cleaning fee of €300 per stay is required and will be added to the total rental amount.
- In the event of non-payment or incomplete payment, the owner reserves the right to cancel the reservation. The deposit is non-refundable.
3. Cancellation
- Free cancellation within 48 hours of booking, provided the check-in date is at least 30 days away.
- Up to 60 days before arrival: a full refund of the total booking amount.
- 30–59 days before arrival: a 50% refund of the total booking amount.
- Less than 30 days before arrival: unfortunately, no refund can be given.

4. Arrival and Departure
- Check-in: from 4:00 PM on the day of arrival.
- Check-out: by 10:00 AM on the day of departure.
Deviations are only possible in consultation with the owner and subject to availability.
5. Number of guests and use of the accomodation
- Only registered guests may stay overnight, with a maximum occupancy of 8 to 10 persons.
- It is not permitted to place tents, campers, or other sleeping facilities on the premises.
6. Security Deposit and Damage
- The guest is responsible for the proper and safe use of the villa and its facilities.
- A security deposit of €500 is mandatory and will be charged with the reservation. Provided the villa is returned without damage or excessive wear, the deposit will be refunded within ten (10) days of departure.
- Any damage, loss, or excessive cleaning will be deducted from the deposit.
- The (remaining) deposit will be refunded no later than 10 days after departure to the account number known to us.
- In case of damage exceeding the deposit amount, the owner reserves the right to charge the additional costs.
7. Swimming Pool and Safety
- Use of the swimming pool is entirely at the guest’s own risk.
- There is no fence or other barrier around the pool.
- Children must be supervised by an adult at all times.
- The pool is 1.40 meters deep; diving is prohibited.
- It is not permitted to climb on the walls surrounding the pool and terrace.
Please note: tiles around the pool can become slippery, especially when wet. Wearing shoes or slippers around the pool is recommended. The swimming pool is open from the 15th of April through October, unless otherwise agreed.
8. Liability
The owner is not liable for:
- Accidents, theft, or damage occurring during the stay;
- Temporary malfunctions in utilities, Wi-Fi, or equipment;
- Force majeure situations (natural disasters, strikes, pandemics, etc.).
- The guest is expected to arrange appropriate travel insurance.
9. Complaints and Defects
- Any complaints or damages must be reported in writing within 24 hours of discovery to the owner (info@lavillamagnifica.com) or +31629446558).
- The owner will make every effort to resolve defects as quickly as possible.
10. Applicable Law and Disputes
- These terms and all disputes are governed by Italian law.
- In the event of disputes, the court in Brindisi has jurisdiction, unless mandatory law provides otherwise.
11. Privacy & Personal Data
- Personal data will only be used for handling the reservation and stay.
- No data will be shared with third parties without consent, unless legally required.
12. Security and Surveillance
For the safety of both our guests and the property of La Villa Magnifica, the outdoor areas of the estate are monitored by security cameras. These cameras are limited to exterior spaces and do not record private interior areas of the villa. Recordings are used solely for security purposes and are retained only for a limited period. In addition, an alarm system is installed which may be activated or deactivated by both the guest and the owner. By confirming a reservation, the guest agrees to these security measures.

What happens if I need to cancel my reservation?
Our cancellation policy is as follows:
