Welcome to La Villa Magnifica, a place where peace, comfort, and the charm of Puglia come together. We are delighted that you have chosen our home for your stay and we hope you will create unforgettable memories here. To make your stay – and that of future guests – as pleasant as possible, we have drawn up some house rules. These are intended to ensure everything runs smoothly and to encourage respectful use of the villa, the surroundings, and the local community.

Arrival and Departure

• Check-in: from 4:00 PM. We are happy to welcome you personally or through a self check-in system.
• Check-out: no later than 10:00 AM, so we have enough time to prepare the villa for the next guests. Please leave the villa tidy: dishes washed, trash disposed of, air conditioning/electricity switched off. Report any special issues (lost items, damages) upon departure.

If you wish to arrive or leave at a different time, please let us know; if possible, we will find a solution together.

Respect for the Villa

• La Villa Magnifica has been carefully furnished and equipped. We kindly ask you to treat the villa, furniture, and facilities with respect.
• Use all amenities as intended.
• Report any damages immediately (info@lavillamagnifica.com or WhatsApp +31629446558) so we can resolve them quickly.
• Do not move furniture without prior consultation.

Cleaning, Waste, and Maintenance

• The villa is delivered clean and well-kept. Please leave the spaces tidy.
• For longer stays, we offer extra cleaning on request (at an additional cost).
• Use the bins and recycling facilities. Waste separation in Puglia is strict (plastic, glass, paper, residual waste). You will find 4 bins under the sink to separate waste. Instructions for each waste type are available in the villa.
• Put the trash outside on the designated days/times according to local guidelines.
• In bathrooms, only toilet paper may be flushed. Each bathroom has bins for other waste. The villa is not connected to the main sewer system – costs for unblocking the septic tank may be charged to the guest.

Pool and Outdoor Areas

• The private pool is for villa guests only and use is at your own risk.
• Safety first: children may only swim under adult supervision.
• Climbing on the walls around the terrace and pool is not allowed.
• Tiles on the terrace and around the pool can be slippery when wet. Wear shoes or slippers and do not run on (wet) tiles.
• Glassware is not allowed at the pool – please use the plastic cups provided.
• Keep outdoor areas clean so everyone can enjoy the view and tranquility.

Interior & Materials

• The villa features exclusive natural materials such as Trani countertops and a microcement floor. These are sensitive to acids (citrus fruits, red wine) and oils. Avoid contact and clean spills immediately.
• Fabric furniture is sensitive to stains from oils and sunscreen. Do not place wet towels or swimwear on furniture. Use the special pool/beach towels provided (each guest receives one).

Kitchen and Cooking

The luxury indoor kitchen and the outdoor kitchen (ready autumn 2025) are fully equipped. We invite you to discover local ingredients and wines. Please leave appliances and cookware clean. Barbecuing is allowed in the outdoor kitchen, provided there is no fire hazard.

Water Use

• Tap water is not drinkable. It is stored in a tank and may be contaminated. Cooking or showering is fine, but use bottled water for drinking.
• Do not use tap water for coffee or tea; the high lime content is damaging to appliances.

Noise and Neighbors

• Although the villa is surrounded by olive trees and peace, we ask you to respect neighbors and the local community.
• Avoid loud music or noise, especially in the evenings (10:00 PM – 8:00 AM).

Number of Guests

• La Villa Magnifica accommodates 8 to 10 people. Only registered guests may stay overnight. Visitors not included in the reservation are not allowed without prior agreement.
• Parties and events are only permitted with prior approval.

Safety

• Smoking is prohibited inside the villa. Outdoors, smoking is allowed only when using the ashtrays provided.
• Always lock doors and windows when leaving the villa.
• Keep exits clear.
• A folder with emergency numbers and doctors in the area can be found in the villa.

Pets

Unfortunately, pets are not allowed.

Sustainability

We embrace the value of slow living and respect for nature. Please help us by:

• Switching off lights and air conditioning when leaving a room or the villa. Do not leave doors open while using air conditioning.
• Avoiding water waste – it is a precious resource in Southern Italy.
• Choosing local products and supporting the community in Ostuni and Carovigno.

Liability

The guest is responsible for damages caused during the stay due to negligent or careless use. We accept no liability for loss, theft, or accidents occurring in or around the villa. More information on our general terms and conditions can be found here.
